Ricky explains why treating every conversation as a closing opportunity can push people away.
Carruth shares his own approach and opinions; they are not a guarantee of business results or a prescription for every agent.
Ricky Carruth began his real-estate career on Alabama’s Gulf Coast in 2002. After the 2008 housing crash, he returned to the business and rebuilt through consistent outreach and client relationships. In this interview, he reflects on that path and his later move from sales into coaching.
His official biography reports a historical solo-production record of 100-plus deals a year beginning in 2014, and dates Zero to Diamond’s launch to 2017. With Matt Rhine, Carruth discusses social-media content, public criticism, prospecting, and adapting as technology changes how agents work.

He says a post has a better chance of catching attention when it offers a point of view people have not already heard. He describes learning that through repeated practice, not simply higher production value.
Watch from 00:05:26 →Carruth says online critics can be more visible than people who quietly appreciate a message. He offers this as his experience, not as a measured ratio of positive to negative viewers.
Watch from 00:09:50 →He says he retired from sales in 2022 in part to spend more time with his young daughter, and to focus on content and coaching that could reach more agents.
Watch from 00:13:28 →Rather than panicking or forcing a new tool into every task, he suggests experimenting as practical uses emerge and letting them fit into the agent’s workflow where they help.
Watch from 00:38:31 →Carruth favors developing relationships with property owners rather than depending entirely on portal-controlled buyer leads. He presents this as his chosen business model, not the only workable approach.
Watch from 00:39:34 →He defines it by whether it creates real conversations with the people an agent wants to serve, at a pace that fits the agent’s goals—not by the number of contacts collected.
Watch from 00:43:20 →Carruth says the agent should understand what a person wants to do and why, then help them do it. He frames the conversation around the prospect’s goals rather than pushing for an appointment or deal.
